How We Verify Dubai Real Estate Agents

Our Official Data Sources

1. Dubai Land Department (DLD)

The DLD is the primary regulatory body for real estate in Dubai.

  • How we use it:We cross-reference every listing on our site with the official DLD Public Directory. If an agent does not have a valid BRN listed, they do not appear on VioBrokers.

2. Dubai Pulse (Dubai Data)

Dubai Pulse is the digital backbone of the smart city, hosting open data from government entities.

  • How we use it:We utilize Dubai Pulse datasets to perform historical validation and confirm agency licensing details to ensure the agency is currently active.

The "Vio-Check" Algorithm

We have developed a proprietary logic called Vio-Check to ensure the professionals you find on our platform are legitimate. A profile only receives the "Verified" status if it passes three specific checkpoints:

Is the Broker Registration Number (BRN) currently valid? We check the expiration dates against public records to ensure the license hasn't expired.

Is the agent linked to a valid Office Registration Number (ORN)? A broker cannot legally trade in Dubai without being sponsored by a registered real estate office.

Check 3: Active Status

Is the status listed as "Active" in the government registry? Agents who have had their licenses suspended or revoked are flagged or removed from our system.
