1. Service Definition
VioBrokers operates strictly as a Public Information Aggregator and Verification Utility specialized in the Dubai real estate market.
Not a Brokerage
VioBrokers is not a real estate agency, brokerage, or property management firm. We do not represent, employ, or retain the real estate agents or agencies listed on this platform.
Public Data Source
The professional information displayed (including Agent Names, Broker Registration Numbers (BRN), and Agency Names) is aggregated from publicly available government registries, specifically the Dubai Land Department (DLD) and Dubai Pulse Open Data initiatives.
Verification Only
Our primary function is to provide a user-friendly interface to verify the existence and status of licensed real estate professionals. We do not facilitate property transactions directly.
2. Restrictions on Use & Anti-Scraping Policy
We take the protection of our database and the integrity of our service seriously.
⚠️ 2.1 Prohibition on Automated Data Collection
You may not access or use the Service for any purpose other than individual professional verification. Specifically, the following activities are strictly prohibited:
- Web scraping, data mining, harvesting, or using any robot, spider, or automated means to access the Service or extract data.
- Using the data to create a competing database, directory, or service.
- Using the contact information found on VioBrokers for unsolicited marketing, spam, or bulk messaging.
Legal Consequences
Violation of this clause will result in immediate IP blocking and legal action under the UAE Federal Decree-Law No. 34 of 2021 (Cybercrimes Law).
3. Limitation of Liability ("As-Is" Provision)
VioBrokers strives for accuracy, but we rely on third-party government data sources.
- "As Is" Basis:All information provided on VioBrokers is provided on an "as is" and "as available" basis without warranties of any kind.
- Data Accuracy:We are not liable for inaccuracies, outdated license statuses, clerical errors, or delays in data updates originating from the source registries.
- User Responsibility:It is the user's responsibility to perform final due diligence before entering into any financial agreement with a listed agent.
4. Takedown Policy & Data Correction
We respect the rights of professionals listed in public directories.
Correction/Removal:If you are a listed real estate agent and wish to update your profile information, report an error, or request the removal of your profile from our directory, please contact us at: legal@viobrokers.com.
Verification of Request:To prevent unauthorized tampering, we may require proof of identity before processing changes.
5. Governing Law & Jurisdiction
These Terms and Conditions shall be governed by and construed in accordance with the laws of the Dubai International Financial Centre (DIFC).
Dispute Resolution: Any dispute, difference, controversy, or claim arising out of or in connection with this Agreement shall be subject to the exclusive jurisdiction of the Courts of the Dubai International Financial Centre (DIFC Courts).
